HOAs, landlords and insurers: three yeses you need

The statute may let you keep the dog. Your covenant, lease or policy can still say no. Get each answer in writing before you commit.

Neighborhood covenants

We found no official Georgia source that sets a general rule for HOA pet limits, so every association is its own case. Ask for the declaration of covenants and any pet rules, then read what they say about breed, weight, number of animals and "nuisance" behavior.

  • Request documents by email, not just by phone.
  • Ask who enforces the rule and what the penalty is.
  • Ask whether a service-style or working role changes anything.

Leases

Landlords often add pet clauses, deposits or monthly fees. We cannot give you typical amounts because we have no reliable Georgia figure. Ask for the pet addendum before signing and check that it mentions your dog's breed and expected adult weight.

What insurers do

NerdWallet's explainer on dog bites and homeowners insurance says personal liability on a standard home or renters policy can respond to bites, with limits starting around $100,000, and that medical-payments coverage is smaller. It also notes that some insurers charge extra for, or exclude, dogs of breeds they consider higher risk, with German Shepherds among those named, and that others look at bite history instead.

Tell the agent the truthThe same article warns that an undisclosed dog can lead to a denied claim or a dropped policy. Describe the breed and the protection training up front.

If a policy will not cover the dog

The NerdWallet article lists three routes to ask about: an umbrella policy, a different insurer that underwrites by bite history, or a standalone animal liability policy. Confirm each with an agent, because terms vary.
